“I AM giving warning to all offices involved, na from now on ayaw ninyo dal-a dinhi sa komitiba mga socialized housing project nga dili mo-follow ani nga ordinance.”

This was stressed by Councilor Edgar Cabanlas, chair of the City Council committee on subdivision and landed estate, during the committee meeting last week in response to the application for Alteration of Plan of Ecoverde Sierra Phase 1 located at Barangay Indahag.

The councilor made his warning as he observed that some developers of socialized housing projects did not follow the required size of road lots as stipulated in Ordinance No. 6629-98.

Cabanlas has decided to have a close-door meeting with the committee members and said he will announce the decision during their next meeting this week.

The ordinance provides that there shall be prescribed minimum design standard for roads including planting strip (PS) and sidewalk (SW) on both sides of the subdivision projects.

It provides that for major roads, socialized housing project must have 12-meter road-right-of-way (ROW), 8-meter carriageway, 1-meter for PS and 1.0 meter for SW. For minor roads, socialized housing project must provide 10-meter ROW, 6.0 meter for carriageway, 1.0 meter PS and 1.0 meter SW.

Cabanlas said the ordinance was purposely enacted to protect the buying public.

Dili man pwede mga kabus tungod kay kabus sila, so naa sila sa socialized housing ato na lang silang ligpiton,” he said.

“They have to be respected… they deserve safe living condition, ila manang paliton. So mao na nga ni-insist gyud ako nga sa secondary road instead of six himoon natog eight meters,” he said.

Cabanlas also advised the City Housing Board, the City Planning and Development Office and the City Engineering Office, to see to it that ordinance is complied with by the developers.

“I am not saying that this is disapproved. I just want to defer this because there was pre-approval by the previous City Council.  But next time ayaw na mo’g dala dinhi’g application kung dili mo mosubay sa balaod,” he pointed out. (sp)
